Despite landlord's claim that it was the tenant's desire to replace old stove when the propane leak was not dangerous, the oven had in fact failed to work for 3 months. The tenant was told by appliance repair that the parts to fix the oven were extremely expensive and hard to locate. Landlord said to replace stove. Tenant purchased stove, found someone to install and remove old stove, sought person to build side cabinet at request of landlord.

last months rent: used as deposit against damages: tenant is not expected to pay for cleaning expenses or repairs from personal funds.

 

Initial walkthrough: identify and list items to be repaired/cleaned; costs

 

These costs are deducted from the deposit.

 

Cleaning: $500

Blinds: need estimate. Does landlord plan to replace blinds on back door (indicated last year he had only installed them at request of previous tenant; blinds already had a few bent shades)

 bedroom: wooden blind; tenant attempted to have fixed; must be 'restrung'; blind broken by continous use of door knob; hand hitting side of blind.

Rug: paying for replacement $600 which was value 3 years ago (depreciation over 3 years must be taken into account as well as landlord's providing bill of purchase/installation of carpet; any monies below $600 to be refunded to rentor.
